How it works

Mortgage Amortization Calculator: a practical guide

A mortgage amortization calculator estimates how a fixed-rate home loan is paid down over time. Alongside the regular principal-and-interest payment, it shows the annual split between principal and interest and the balance left after each year.

  1. STEP 01

Enter the mortgage amount in your chosen currency units.

  2. STEP 02

Enter the annual fixed interest rate and whole-number term in years.

  3. STEP 03

Review the monthly estimate and expand the annual schedule to inspect the changing balance.

What this tool does and its limits

The estimate uses a fixed monthly interest rate and rounds each simulated month's interest and payment to cents. The final installment is adjusted to clear the remaining balance, which keeps the annual figures consistent with the displayed total. It models principal and interest only. Property tax, homeowners and mortgage insurance, HOA dues, escrow, closing costs, extra payments, rate changes, and lender-specific rules are outside this version.

Inputs, selected files, and results stay in your browser. The tool does not upload them to Got A Tool or save them to persistent storage.

Questions

Mortgage Amortization Calculator details

Does this show my complete monthly housing cost?

No. It estimates mortgage principal and interest only. Ask your lender or servicer about taxes, insurance, escrow, fees, and any mortgage insurance.

Why does interest take up more of the early payments?

Interest is calculated from the remaining loan balance. Early in a standard fixed-rate schedule the balance is larger, so more of each payment goes to interest.

Can I add extra payments?

Not in this version. The schedule assumes the same required payment each month and no extra principal payments.

Is this a loan offer?

No. It is an educational estimate for a fixed-rate, fully amortizing loan. A lender's disclosures and final terms control the actual payment and payoff schedule.
